New Property Deed
We will prepare a new deed once all information is collected about the property. If the property is going into a new living trust document, your firm will provide us with the proper titling of how your client wants their new deed to read.

City, County and State Forms Complete
Any required city, county and state forms that may be required at time of recording the new deed, will be prepared for your client.

Calculate recording fees and taxes (if applicable)
While most transfers to a living trust are exempt from transfer tax, there are still recording fees that are required to be paid. In some instances there may be other fees that could be assessed if there is a mortgage on the property or for other circumstances. Either way, we have your client covered. We will calculate all of the required fees that must be submitted at time of recording.

All of our deeds meet the unique UPL requirements for each state.

Filing with county recorder's office
Once your client has signed their new deed, we will review all of the signed documents then send them in for recording. If the documents can be electronically recorded, we are able to do so nationwide for counties that allow for this service.

Typical order processing time is within 10 business days. We will contact you with any additional items that may be required by the state and county where your property is located. All required information to process your order must be received and verified before we can begin processing your request
Additional taxes and fees may be required by a governmental agency when a deed is recorded if the property transfer is not exempt. Government agencies have the right to assess and/or reassess a property for additional taxes and fees pursuant to any transactions that involve a transfer of ownership even between the same parties.
